Our Range of Services
Residential Services
-
Our Pre-Completion Inspection (PCI) service for new build homes ensures that all aspects of your property meet the required building standards. Using a comprehensive checklist provided by the new homes quality board (NHQB), we pinpoint areas needing attention and provide clear, actionable insights. To support understanding, we include visual aids such as photos and videos, enabling buyers to easily grasp the issues and helping developers address them promptly.
In addition to new builds, we also offer PCIs for refurbishment projects and roof works, ensuring every detail is up to standard before completion.
-
With the rising demand for new homes, developers often face pressure to cut costs, which can result in defective or substandard properties. Our New Home Snagging service is designed to protect your investment by conducting a thorough inspection of your new-build home.
We meticulously assess all aspects of construction, joinery, plumbing, electrics, and finishing to identify defects or areas requiring improvement. A detailed and comprehensive snag list will be compiled and shared with both the buyer and the developer, ensuring the issues are addressed promptly and your home meets the standards you deserve.
-
As you settle into your new home, the property itself may also “settle,” often revealing new issues over time. Our Re-Inspection service is designed to identify any new problems that have arisen since the initial inspection and to ensure that all previously identified snags have been properly addressed by the developer.
Most of our re-inspection clients have encountered unresolved or poorly remedied issues from the first inspection, requiring further review. Re-inspections are more focused, take less time, and are therefore more cost-effective than a full initial inspection. This service ensures your peace of mind by verifying that your home meets the expected standards.
The majority of customers who require re-inspection services have experienced a serious issue that was identified in the initial inspection and that was not remedied appropriately by the developer. Re-inspections take considerably less time and are therefore cheaper than a full inspection.
-
Our Pre-Construction Planning Services are designed to ensure your project starts on the right foundation. We thoroughly review designs, drawings, and project plans to confirm adherence to building regulations, safety standards, and your specific requirements as the client.
By identifying potential compliance issues or design inefficiencies early, we help prevent costly delays or revisions during construction. Our expertise extends to assessing structural integrity, material specifications, and functionality to ensure the project aligns with your vision and goals.
-
Our Condition Surveys are offered in three levels, tailored to suit the property type, its condition, and your specific needs. Each level varies in detail and cost, ensuring you receive the appropriate level of insight for your property purchase or assessment.
• Condition Survey ( Level 1)
Ideal for small, non-complex properties in visually good condition, this survey highlights areas needing attention using a clear traffic light system. While a valuation is not included as standard, it can be added as a bolt-on service.
• Homebuyers Survey ( Level 2)
This intermediate-level survey provides a broader overview of the property’s condition and construction. It identifies defects and is suitable for larger flats or small homes that haven’t undergone significant alterations or aren’t in serious disrepair. A valuation is included as standard.
• Building Survey ( Level 3)
This is the most comprehensive structural survey, examining the building’s construction in detail, including the roof, walls, foundation, and windows. It is ideal for large or complex properties and can be tailored to focus on specific elements, such as structural integrity over aesthetics for renovation projects. A valuation is not included as standard but can be added as a bolt-on service.
Each survey is conducted in accordance with the current building standards, ensuring accurate, reliable insights to inform your decisions..

R&R Quality Control Services benefit from knowledge and experience working with buildings of all kinds of condition and structure. Our qualified team are able to provide residential property valuations, with the addition of reporting on any defects and the cost for repair.
-
A property may have had a survey completed already, in most cases by a surveyor provided by the bank/lender. This survey may have identified issues which need further inspection. We can act as an independent for any of the below and more:
Damp issues
Cracking inspection
Building movement
Timber decay
Timber beetle infestation
Wall tie failure
Post-flood inspection
Fire damage survey
Concrete defects
Non-traditional housing inspection
Invasive inspection
Vermin infestation inspections
Specific survey inspections are followed up with a report which clarifies the findings, including an overview of the issue itself, what the probable cause is and what remedial steps should be taken.
-
Building surveys often advise that a buyer instructs a CCTV drainage survey to assess the condition of the properties drains. Defective drains can cause issues to both your health, and the structure of the property. R&R Quality Control Services will provide you with a comprehensive CCTV drainage survey, identifying issues, the cause and the remedial steps including cost.
Should the client wish, R&R Quality Control Services can carry out work on-site during the survey, such as drain jetting, often remedying the issue there and then.
-
Lenders are becoming increasingly more concerned and attentive to non-traditional housing stock and will often require a survey on the specific element of the property that causes concern.
R&R Quality Control Services can inspect non-traditional houses in accordance to industry guidelines on the specific aspect of the property that makes it non-traditional.
Commercial Services
-
R&R Quality Control Services will prepare schedules of condition for a variety of reasons, including but not limited to:
Documenting the condition of a building before construction work commences
Assessment of a property under lease, for example before carrying out any repairs
Assessment of the condition of a building as it relates to party wall awards
Documenting building condition for quinquennial surveys
Identify and document heritage aspects of a building
-
We can perform planned maintenance surveys, quinquennial surveys and stock condition surveys on commercial properties/social housing. These can then feed into the property managers regular assessment of its assets to determine necessary remedial work and budget accordingly.
-
R&R Quality Control Services offer high quality footage drone surveys in order to inspect areas that are either hard to get to or potentially dangerous to access, for example a high-rise roof. The footage will help to identify any obvious defects without the need to send a surveyor to the respective area, thus reducing cost and risk.
-
The investment of capital to purchase of any type of building requires a high standard of due diligence. You should be absolutely certain of the buildings structural composition, current condition and any necessary remedial work before signing any legal agreements.
R&R Quality Control Services offer building surveys on a wide range of commercial properties, ranging from the purchase of a buy-to-let property, to industrial buildings.
-
Minimum Energy Efficiency Standards (MEES) are the standards used to assess the thermal efficiency of properties. They have become increasingly more important in recent years with the drive to make the UK more thermally efficient, with the UK government going as far as imposing obligations on UK landlords to improve the thermal performance of their properties, else face costly fines.
A thermal imaging survey can accompany a MEES Audit and will show problem areas in a property with regard to its thermal efficiency.
-
R&R Quality Control Services can use the latest Computer Aided Design (CAD) software to either digitally visualise an existing building, or to prepare accurate designs for a new construction.
-
Our commercial property Clerk of Works & Snagging service ensures your newly built commercial property meets the highest standards of quality and workmanship. We conduct a detailed inspection of all aspects of the property, including construction, joinery, plumbing, electrics, and finishing.
Following the inspection, we provide a comprehensive snag list, clearly documenting all identified defects or areas requiring attention. This snag list is shared with both the client and the developer to ensure timely and efficient resolution of any issues.
This service is designed to safeguard your investment by ensuring the property meets your expectations and is fit for purpose from the outset.
